How Do You Know When You've Found the Right House?

There may not be a perfect home—but there can absolutely be the right home for you.

 

When you're searching for your next home, especially as a move-up buyer, it's easy to create a long list of everything you want.

 

More space. A better location. A bigger backyard. An updated kitchen. Better schools. A shorter commute. A home office. A finished basement.

 

And honestly, I get it.

 

Buying your next home is a major investment, and if you're making a move, you want to get as much as possible out of that opportunity.

 

But one of the biggest challenges buyers face is confusing their wants with their needs.

 

At some point, finding the right home requires you to prioritize what matters most and make thoughtful trade-offs on the things that matter less.

 

The Problem With Looking for the “Perfect” Home

 

Many buyers begin their home search with a long checklist, and the problem is that every item can start to feel equally important.

 

You may want a three-car garage, a completely renovated kitchen, and a large backyard. But what do you truly need for your lifestyle to improve?

 

Maybe your current home no longer has enough room for your growing family. Maybe you want to live closer to work, family, or the activities you enjoy. Maybe schools have become more important. Or maybe you're simply ready for a home that better fits the life you're living today.

 

Those priorities should carry more weight than the features that would simply be nice to have.

 

That's where I like to use the 80% rule.

 

The 80% Rule: If a Home Checks Most of Your Important Boxes, Pay Attention

 

If you find a home that checks 80% of your most important boxes, it may be the right opportunity.

 

That doesn't mean you should settle.

 

It means you should recognize that there is no such thing as a truly perfect home.

 

Even people who build a brand-new custom home with every feature they thought they wanted often discover something a year or two later that they would do differently.

 

Maybe they realize they don't use the formal dining room. Maybe they wish they had chosen a different layout. Maybe that feature they considered a "must-have" wasn't actually that important once they moved in.

 

Our needs, preferences, and lifestyles can change. Sometimes we don't fully understand what matters most until we're living in the home.

 

The goal isn't to find perfection, because perfection doesn’t exist. And if you wait for the perfect home, you may miss out on the best opportunities the market has to offer. 

 

The goal is to find the home that best supports your priorities, your lifestyle, and your future goals.

 

Start With Your Non-Negotiables

 

Before spending too much time touring homes, take a step back and separate your list into three categories:

 

  1. Must-Haves

 

These are the things your next home genuinely needs in order to work for your lifestyle.

 

For example:

  • Enough bedrooms for your family
  • A specific school district
  • A location within a reasonable commute
  • More living space
  • Accessibility needs
  • A minimum number of bathrooms

 

These are the priorities that should drive your search.

 

  1. Strong Wants

 

These are features that would significantly improve your experience but may not be deal-breakers.

 

For example:

 

  • A larger backyard
  • A home office
  • An updated kitchen
  • A finished basement
  • A specific neighborhood
  • A pool or outdoor entertaining space

 

These are important—but depending on the home and the market, you may need to decide which ones matter most.

 

  1. Nice-to-Haves

 

These are the features that would be great to have but shouldn't cause you to walk away from an otherwise excellent opportunity.

 

The key is being honest with yourself about which category each item belongs in.

 

The Right Home May Require a Trade-Off

 

For move-up buyers, the biggest challenge is often realizing that you may not be able to maximize every category at the same time.

 

You may have to choose between:

  • More square footage or a better location
  • A newer home or a larger yard
  • A fully renovated home or a lower purchase price
  • A shorter commute or more house
  • The perfect neighborhood or the perfect floor plan

 

That's why it's important to understand what you're willing to compromise on—and what you aren't.

 

Sometimes the right move is a home with more space in a location that isn't quite as ideal.

 

Other times, staying in the right location is worth accepting a home that needs a few updates.

 

There isn't one answer that works for everyone.

 

The right decision depends on your goals.
